What are the sleeping arrangements for the 5-bedroom estate?
The 5-bedroom estate (current configuration) comfortably sleeps 14 or more guests. The layout is: 3 King Suites and 1 multi-bed Bunk Room (2 full-over-queen bunks, 1 full-over-full bunk, 2 trundles) in the Main Residence, 1 King Suite in the detached Guest Casita, All 5 bedrooms are en-suite.
What is the "Future Estate" expansion arriving in mid 2026?
Arriving in mid 2026, the estate will expand to its full 7-bedroom configuration. This includes a new, 3-story casita featuring two new ocean-view suites and a state-of-the-art private gym and media room.
Is there a private gym?
The new private gym is part of the “Future Estate” expansion (arriving mid 2026). For all stays prior, your 24/7 concierge can arrange access to the world-class fitness center at the Prieta Beach Club.
What is the internet speed and reliability?
The estate is equipped with high-speed, fiber-optic internet. The signal is strong throughout all residences and outdoor social areas, making it ideal for remote work, streaming, and executive offsites.
Is the property suitable for children?
Absolutely. The estate is ideal for multi-generational families. The Bunk Room is a guest favorite, and the property’s location on a private cul-de-sac is safe and secure. Your concierge can also arrange for any needed items like high-chairs or cribs.
Is there direct beach access?
Yes. The estate is one of the few in Papagayo that features a private path that leads you directly to the beach. In just a few steps, you are on the sands of Prieta Beach below, and a 5-minute walk to the beach club at the other end of the beach.
What services are included with my stay?
Every stay includes a Dedicated 24/7 Concierge, daily housekeeping, 24/7 maintenance support, and full access to all estate amenities. We also provide one complimentary grocery pre-stocking service (cost of groceries not included).
Can you arrange a private chef?
Yes. Your concierge can book a private chef for your entire stay or for special occasions. Our chefs design custom menus based on your preferences, from gourmet dinners to casual family barbecues.
Do you provide nanny or childcare services?
Yes. We work with a roster of professional, fully-vetted nannies and childcare providers. Your concierge can coordinate all services and even help design engaging, educational eco-adventures for children.
What are the privacy and security protocols?
The estate is located within the 24/7-manned gated community of Peninsula Papagayo. We operate under celebrity-grade privacy protocols with fully-vetted staff to ensure your stay is seamless, secure, and discreet.
Can you arrange transportation and activities?
Your concierge is your single point of contact for all logistics. We can arrange private, vetted luxury transportation from the airport, as well as exclusive yacht charters, helicopter tours, golf tee times, and private eco-adventures.
Do you offer in-villa wellness services?
Yes. We can bring a complete 5-star spa experience to you, including post-flight recovery massages, couples’ treatments, or private sunrise yoga sessions on the terrace.
What are the seasonal nightly rates?

Is there a minimum night stay?
Yes. A minimum stay of 3 nights is required during Gold, Summer, and Green seasons. A 7-night minimum is required during the Holiday season (Thanksgiving, Christmas, and New Years).
Do we get access to the Prieta Beach Club?
Yes, access to the Prieta Beach Club is available for our guests. Please note that a daily resort fee (per person), charged by the club, is not included in the nightly rate. Your concierge will handle all reservations.
